In previous articles I&#8217;ve described the way winners craft their applications and follow-up on their files to use what I call File Inertia. Now I will describe the way they escalate problems.</p>
<p>Problems always arise in such a strained process. Dealing effectively with the problems is essential if you are to persevere to the end and get that mod. My advice is to Ask 5 Times, Escalate Well and Escalate Well Beyond.</p>
<p>Ask 5 Times &#8211; Handling common problems is easy. If they misplaced your 4506-T Form, send them another one. If they want 3 months of bank statements instead of the 2 their forms statesend it in. What I mean by Ask 5 Times is, when you get information from the agent that is just wrong, and you can&#8217;t seem to get them to perceive itI call back and try another agent, 5 times. That&#8217;s right, it&#8217;s not worth it to try to prove your point and sometimes the agent is just not savvy enough or trained well enough to understand your question or concern. If I can&#8217;t get 5 agents to give me the &#8220;right&#8221; answer, then I ESCALATE.</p>
<p>Escalation means going up the chain of command. It means requesting that a manager or supervisor review the situation with you. Be sure to do this politely to minimize the snub to the agent but be firm. Simply say (to the 5th agent) &#8220;Please connect me to your supervisor, will you? This matter is ust too important to me to let this go. I want to hear it from a supervisor&#8221;. Sometimes the agent will obligeand other times the agent will argue with you. I believe that sometimes too, agents will ask their co-worker to pose as a manager for the call. It may happen that the manager will have to call you back. Don&#8217;t hold your breath. Occassionally you will get lucky and a well trained and well informed manager will get on the line and provide some real vaue.</p>
<p>Escalate Well Beyond the Loss Mitigation Department. Perhaps departmental rules or guidelines have to be altered in your case. Often the individual departments do not have the authority to make exceptions. You should seek assistance and support from other departments, or from bank executives, regulatory agencies, politicians, trade associations or, maybe even the press. Don&#8217;t think that your problem is too small for any of them to care about. The secret to winning their support is to ask for it in a way that indicates you 1) have used all the correct channels already, 2) understand their role and have appropriate expectations for what they can do to help, 3) know specifically what you want them to do and 4) that you are the type of person who will not stop escalating if they fail to respond.</p>

It can sometimes be called a Certificate of Compliance or a Certificate of Good Standing. Any company incorporated in Canada can obtain a certificate of status for its jurisdiction. In Alberta they are called Certificate of Status.</p>
<p>You may need to order an Alberta Certificate of Status when some other company or government office requests you to provide proof your Alberta company is in compliance with all of its filings and statute requirements.</p>
<p>Being in good standing means that the company is still active and has not been dissolved for non-filing of federal and/or provincial tax returns or non-filing of the Alberta annual returns. The Alberta Corporate Registry sends out the Alberta annual return to the registered office address for the company each year and if the address is not correct then it is possible that the Alberta company could be in default of filing if it does not receive and file the return.</p>
<p>An Alberta Certificate of Good Standing will also show the proper of the name of the company, the Alberta Access Number assigned to the company upon incorporation and the date of incorporation in Alberta.</p>
<p>If the Alberta company has not filed its Alberta annual returns the Alberta Certificate of Status will not be cleared. It is best to know in advance that all of your filings have been done because the Alberta Certificate of Status will be issued regardless and it will say the company is not in good standing. If your company has not filed its tax returns for awhile then the Alberta Corporate Registry might dissolve your company and then you would not get a favourable Alberta Certificate of Status. It is important to try and ensure your company is in good standing before you order the certificate.</p>
<p>A Certificate of Status is not an Alberta corporate search. If you are trying to determine information about an Alberta company you should have an Alberta corporate search done rather than ordering a Certificate of Status.</p>

<p>Investigators, unlike how the media portrays them, are not composed of a one-man band. They are commonly a squad of individuals that come from various fields of expertise. They include policemen, attorneys, medical practitioners, and forensic anthropologists. We are already quite familiar with the three professions enumerated so we will just concentrate on the last one, the forensic anthropologist. In a nut-shell, forensic anthropologists specialize on corpses. They are the experts when it comes to that &#8220;cold&#8221; subject. They learned about these dead subjects not only in their classrooms but mostly in fields. That is why these investigators are not all used to sedentary and boring lectures; they are more into action! This is the reason why brooding has been a pursuit to them; their experiences on the field let them breathe courage everyday. At the end of the day, they may still look like typical guys but beware; their talent are just outrageously awesome!</p>
<p>Our Forensic Anthropologists do not work in an 8 am to 5 pm work period. As I have said earlier, their atelier is located on where arcane corpses lay. Though they are not usually wearing a gentle-looking coat and tie, their work are not done in a careless manner. Their hands should always be in cogitation. One ataxic moment and boom! The precious bone might be destroyed. So rummaging has been deleted from their dictionary; gentleness has been the mantra (so as not to destroy any necessary bone). After the nerve-wracking process of digging bones (if ever they are buried), the next step is careful examination. The next steps are just equally perspiring: identification of age, race, stature, sex, and time interval of death. After this tiresome procedure, the piece of paper bearing all these particulars will now be handed to another member of the &#8220;band&#8221; (of Private Investigators).</p>
<p>If at this point you quit your research about private investigators and presume that their job is easy, then you are definitely left behind on our investigation. It is because you have not yet heard of the &#8220;perks&#8221; of being one. And these &#8220;perks&#8221; include one of the following:</p>
<p>1) Work period is indefinite; it last till you see the body/bones;</p>
<p>2) Eureka moments are oftentimes preceded by sleepless nights on locations with bugging mosquitoes;</p>
<p>3) If things loose control, you are not excused from casual raids;</p>
<p>And finally, when you believe the job will not get dirtier, here is another perk:</p>
<p>4) Trauma may also attack you after being able to decipher how one was killed.</p>
<p>But then, you will also get desensitized. The latter is definitely a perk, as far as private investigation is concerned.</p>
<p>When you cross this seemingly end point of your investigation, then you are still left behind. It is because you have not seen them yet as an important being in real-life cases, as heroes. Yes, they also save the day with their courage and helping hand. So the next time that we see an investigator (bearded or not) in TV, let us give them justice. They may not be around when the enemy is finally defeated, but in real life, they are heroes behind the curtains.</p>

<p>Many of these Veterans are struggling with the economy to make ends meet and as a result have seen their credit score dip. As a result of the lower credit score, they are being told that they don&#8217;t qualify for the VA streamline refinance anymore because VA has changed their guidelines and now requires a minimum credit score for all VA streamline refinances.</p>
<p>Which isn&#8217;t true!</p>

<p>So if you have been told by one lender (or two) that you don&#8217;t qualify for the VA streamline refinance program because of your credit score, be sure to shop around for a loan officer who can work with a lender that doesn&#8217;t require a credit score on a VA streamline refinance.</p>

<p>News headlines have been talking about mortgage fraud quite a bit lately, both right here in Indiana as well as in the national news. Because of the current housing crisis that the country is in, many people point to &#8220;mortgage fraud&#8221; as being on the main contributing factors that put the country in crisis. And while it may seem a little too late, enforcement agencies such as the FBI are starting to crack down on mortgage fraud.</p>

<p><em>Mortgage Fraud is investigated by the Federal Bureau of Investigation and is punishable by up to 30 years in federal prison or $1,000,000 fine, or both. It is illegal for a person to make any false statement regarding income, assets, debt, or matters of identification, or to willfully overvalue any land or property, in a loan and credit application for the purpose of influencing in any way the action of a financial institution.
